The Asset First System™ is a proprietary three-phase methodology developed by David Fisher over a decade of commercial property development layered on top of three decades of business ownership. It exists because no existing framework — accountancy, brokerage, real estate — properly sequenced the two assets that matter most to an owner-operator: the building and the business.
The method is deceptively simple. Sell the property first. Sell the business second. Complete the exit. The discipline is in the sequencing — knowing which lever to pull, in which order, on what timeline, to maximise the combined consideration and minimise the regret.

Property First
The bricks underwrite the business.
We start with the building because it is the asset that benefits most from time, preparation and an unhurried market campaign. Lease structures are reviewed. Outgoings are normalised. Title, planning and any latent value — subdivision, change-of-use, redevelopment potential — are surfaced and tested. The property is positioned so it can be sold on its own merit, to its own buyer pool, at its own pace.
Business Second
Sold from strength, never from distress.
With the property either secured under a long lease to a new owner, or transacted to a passive investor, the business can now be presented from a position no distressed owner ever occupies: it has somewhere to operate from, the financials are clean of property-related noise, and the seller has time. Buyers respond to time. The business sells at its real number.
Exit Complete
Two transactions. One outcome. No remainder.
When both assets have settled, the owner walks away from a complete exit — no stranded lease, no residual landlord obligations, no half-sold operation needing to be revisited in five years. The proceeds are coordinated for tax efficiency, family structure, and the next chapter the owner actually wants to live. The work is done.
